DFW Infrastructure, Population Continue to Lure E-Commerce Users
With an established intermodal infrastructure, business-friendly policies and a growing population, Dallas-Fort Worth provides a favorable industrial logistics demand dynamic. As a result, industrial real estate has been one of the most resilient real estate sectors amid the COVID-19 crisis, buoyed by rising e-commerce demand, according to CBRE’s U.S. Real Estate Market Outlook 2021.
Year-over-year, e-commerce growth surged to 44.5% in second-quarter 2020, up from 14.8% in Q1 2020. This has placed pressure on retailers, wholesalers and third-party logistics companies to reach a growing consumer base while lowering transportation costs.
According to CBRE, approximately 8.2 million square feet of industrial space was absorbed in the Dallas-Fort Worth market during the first half of 2020 and marked the 39th consecutive quarter of DFW positive net absorption, following four years of absorption surpassing 20 million square feet.
